Building pathology and defects reports

We are experienced in providing defects analysis reports for all types of buildings found in the United Kingdom and are familiar with the common defects found in the different budling types and the process of diagnosis when issues are beyond the normal.

Commercial building surveys

Our experience and knowledge of commercial buildings from new build construction to dilapidations reinstatements gives us a unique insight into the common issues that can be discovered and allows us to provide comprehensive building survey reports for prospective purchasers or tenants.

Dilapidations

We offer services at all stages of the dilapidations process for both the landlord and the tenant. As a tenant we can provide you with dilapidations liability assessments for your yearly accounts, provide assessment of a landlord’s schedules and negotiate a settlement, or advise on the end of lease process at an early stage and help you to manage the works required adhere to the lease covenants. As a landlord we can provide you with interim and terminal schedules of dilapidations, negotiate the settlement with the tenant’s surveyor and provide design and project management services to reinstate your property with to ensure the shortest possible void period. Our in-house cost consultants provide real world up to date cost to support all claims.

Development monitoring

Our in-house quantity surveying team can provide lenders with varying levels of service from forensic analysis at project inception to assess the viability of the scheme to periodic reporting to assess the developers’ valuations for funding drawdown.

Cost consultancy

Our cost consultancy team offer project cost management services through all stages of the project life cycle. We believe in early and regular assessment of costs to ensure your project budgetary targets are maintained and employer decision making is informed. We have extensive experience of procurement of all types of contracts and can offer advice at an early stage to ensure the chosen contract type is relatable to the complexity and programme of the project.

Here at Keenan BC, we pride ourselves in producing bespoke specifications for each project instruction we receive. We have in house expertise in the majority of projects that can be encountered in the built environment which provides our clients with the experience required for the best possible project outcome.

Building insurance reinstatement cost assessments

Our building surveying team can provide you with a Reinstatement Cost Assessment (RCA) of your building that estimates the cost of rebuilding a property in the event of the total loss or substantial damage to a property that requires demolition and rebuilding.

Planned, preventative maintenance schedules

Our building surveying team provide schedules to record the maintenance needs of your building estate and sets a programme of when the works will be required over the next 30 years.

Drone surveys

We can provide you with stand-alone drone surveys to gather the information you need to make assessments of the high-level components of your building, or we can use our drones to provide the evidential information we need to support full exterior condition surveys. In most cases the use of a drone can save money for our clients alleviating the need for more expensive access equipment.

Architectural services

Our in-house architectural team provides Planning, Building Regulations, Tender and Construction drawings to support the services we provide our clients or as a standalone service.
